Will the addition look like it was part of the original house?

This is our primary goal. An obvious addition lowers property value. We meticulously match roof pitches, stucco textures, window styles, and foundation lines. We often source reclaimed materials or custom-mill millwork to ensure the transition between the "old" and "new" sections is invisible to the eye.

How do we know if our lot allows for an expansion?

Before we draw a single line, we conduct a Zoning & Feasibility Study. We analyze your property's setbacks, lot coverage ratios (especially strict in Paradise Valley), and HOA guidelines. If a horizontal expansion isn't permitted, we can evaluate the structural feasibility of building up (adding a second story) or utilizing guest house allowances.

Will our existing HVAC and electrical panel handle the new space?

Rarely does an existing system have enough excess capacity for a significant addition. As part of our mechanical engineering review, we calculate the load requirements. Often, we install a dedicated mini-split system or a separate HVAC zone for the new wing to ensure energy efficiency and comfort without overworking your main unit.

How do you connect the foundation of the new addition?

Structural integration is critical to prevent settling cracks where the buildings meet. We use rebar doweling to chemically epoxy the new concrete foundation to the existing slab. We also ensure the soil compaction levels match under the new footing to guarantee uniform stability across the entire structure.

Can we add a guest house (Casita) instead of attaching to the main home?

Yes, and this is often preferred for privacy and property value. However, detached structures have different utility requirements (running trench lines for sewer/water/power) compared to attached additions. We help you weigh the cost difference of trenching utilities versus the structural cost of tying into the main roofline to decide which option yields the best ROI.
