Fenn Rogers Custom Homes

Arizona Construction Cost Guides

Actual Arizona pricing from four decades of building in the Phoenix metro. Not national averages.

The first thing people ask us is how much will this cost? Fair question. These guides give you real Arizona numbers so you can plan before picking up the phone. Custom homes, additions, kitchen remodels, or figuring out whether you need a design-build firm or a general contractor. It's all here.

Everything is based on 2026 Phoenix metro pricing, including where materials, labor, and tariffs are right now.

Why Fenn Rogers

Why people hire Fenn Rogers

We've been building across the Phoenix metro since the early 1980s. Four decades of doing this means we know the trades, the cities, the permit offices, and the soil.

40+ Years in Arizona

Jeff and Brady Fenn have been building in the Valley since the early 1980s. They know what's behind the walls of homes built in every era, and they have long-standing relationships with the best trades in the market.

Design-Build Under One Roof

We handle architecture and construction in-house. You get one contract and one team. If something goes wrong, there's nobody to point fingers at but us. That's by design.

Limited Projects, Personal Attention

We cap our project count each year on purpose. Jeff or Brady is on your job site, not a project manager you've never met. That's the trade-off for working with a smaller firm, and most of our clients say it's the reason they hired us.

Fixed-Price Contracts

Every proposal has detailed line items and a fixed price. You know what you're paying before we break ground. If lumber prices spike mid-build, that's on us, not you.

Our Pricing Approach

How we price projects

You should know exactly what you're paying before anything gets built. Here's how we get there.

  1. We start with a conversation. We'll meet at your lot or home, hear what you're thinking, and tell you honestly whether the project fits your budget. If it doesn't, we'll say so. Free, no obligation.
  2. You get a line-item proposal. Not a ballpark range. A detailed breakdown that shows where every dollar goes, from foundation work to cabinet hardware. If the number is too high, we work with you to adjust scope.
  3. The price gets locked in. Our contracts are fixed, not cost-plus. Once we agree on scope, that's the number. If material prices move during the build, we absorb it.
  4. You stay in the loop. Regular check-ins, progress updates, and full access to where things stand on selections and budget. No "we'll get back to you" runaround.
  5. No surprise charges. The contract price is the price. We don't tack on management fees or overhead markups after the fact. The only thing that changes your number is a change you ask for.
