Custom homes in Seven Canyons, Sedona Arizona

Building custom homes in Seven Canyons, where the golf course meets the canyon walls

Seven Canyons is one of Arizona's most distinctive communities: a member-owned, gated golf club on Sedona's west side where Tom Weiskopf designed the course around the land rather than imposing on it. Building a custom home here requires navigating the community's Architectural Review Committee, coordinating with the City of Sedona, and making design decisions that respect what makes this place worth building in. Fenn Rogers has active projects in the Sedona area and deep experience working with community review boards across Arizona's most demanding luxury markets.

Why Seven Canyons

What sets this community apart from other Sedona neighborhoods

Seven Canyons sits on Sedona's west side near Boynton Canyon, roughly 230 homesites across approximately 360 acres of high desert terrain. Tom Weiskopf's golf course threads through the property in a way that treats the canyon walls, juniper stands, and red rock formations as design partners rather than obstacles. The result is a community where nearly every lot has a view worth protecting, and where the architecture is expected to earn its place in that landscape.

The community is member-owned, which changes the character of the review process compared to a developer-run HOA. The Seven Canyons Architectural Review Committee operates with a genuine stake in the long-term quality of what gets built here. Plans get real scrutiny, and the standards around materials, massing, rooflines, and view-corridor preservation are enforced consistently. That is not a complaint about the process. It is the mechanism that keeps the community's value intact.

On top of community review, Seven Canyons falls within the City of Sedona, which means exterior work that is visible from public areas or adjacent properties may also go through the Sedona Design Review Board. Your specific parcel determines whether both tracks apply or just one. We confirm jurisdiction and review requirements as one of the first steps in any Seven Canyons engagement.

Golf course frontage lots. Homesites along the Weiskopf fairways offer open views and a distinct address, but come with specific setback requirements and sight-line considerations built into the community covenants. Building too close to the course edge, or using materials that create glare visible from the fairways, will draw comments in the review process.

View lots overlooking canyon walls. Some of the most sought-after homesites sit at elevations that look directly into the red rock formations. On these lots, one-story designs or carefully planned step-down massing are often preferred by the ARC to prevent structures from blocking views for neighbors behind them.

Casitas and patio homes vs. custom estate lots. Seven Canyons includes resort casitas and patio home product alongside larger custom homesites. If you are evaluating a lot, the distinction matters for what you can build, what the review process looks like, and what your finished home will be worth relative to neighboring properties.

Low-impact site planning is expected. The community's design guidelines favor one-story or limited two-story construction, indigenous materials, and building footprints that minimize grading. Engineered cut-and-fill on a hillside lot will get reviewed carefully. We account for this during site assessment, before plans are drafted.

What you can build here

Custom estate homes designed for the Seven Canyons environment

Custom homesites in Seven Canyons typically support estates in the 4,000 to 8,000-plus square foot range. The design vocabulary the community expects is organic and desert-contemporary: natural stone, weathered steel, warm-toned stucco, low-pitched rooflines, and materials that read as part of the landscape rather than imposed on it.

Full custom design-build

We work with your architect or bring in a design partner to develop plans that satisfy both your vision and Seven Canyons' ARC standards. One contract, one point of accountability from site preparation through final walkthrough. See how this compares to a traditional general contractor on our design-build vs. GC page.

Site evaluation before you buy

Before you commit to a lot, we can walk it with you. Lot elevation, drainage patterns, utility access, buildable footprint, and how the site relates to views and neighbors all factor into what is possible and what it will cost. We have steered clients away from lots that looked good on paper and toward parcels that delivered better results.

ARC submission management

We prepare and present design packages to the Seven Canyons Architectural Review Committee on your behalf. This means understanding what the committee looks for before the first submission, having relationships with the process, and responding to comments without losing months to rework cycles.

Building inside a master-planned community

What is different about building in Seven Canyons vs. a raw Sedona lot

Building on a raw Sedona lot means dealing with one set of authorities: the City of Sedona building department and Design Review Board (or Yavapai County, depending on jurisdiction). Building in Seven Canyons means dealing with those same authorities plus a community-level review process with its own standards and timeline. That sounds like more work because it is. But it also means the community has more control over what gets built, which is part of why values hold here.

The practical implications for your project:

Contractor pre-qualification. Seven Canyons requires builders working in the community to meet qualification standards. Fenn Rogers has the licensing, bonding, and track record to satisfy these requirements. Working with a contractor who has not been through this process before adds risk to your schedule and your relationship with the community board.

Two approval tracks, sometimes running in parallel. Community ARC approval and City of Sedona permitting are separate processes. We manage both simultaneously where possible, and we know which elements of the design need to be locked down before each submission goes in. Sequencing these correctly saves months.

Design guidelines are specific. The Seven Canyons ARC has documented preferences around materials, colors, roof forms, garage orientation, and landscaping. We read these guidelines at the start of every engagement, not after the first rejection comes back.

Community relationships matter. We have worked with community boards across Arizona's luxury markets. The people who sit on these committees are owners who care about the neighborhood's long-term quality. Our approach is collaborative, not adversarial, and that tone carries through the review process.

What it costs to build here

Honest numbers for one of Arizona's most desirable communities

Custom home construction in Seven Canyons runs at the higher end of the Sedona market for several reasons: the community's quality standards require materials and finishes that reflect the price point of the surrounding homes, skilled subcontractors with experience in the area are limited, and site work on canyon-adjacent lots can be more complex than comparable flat-desert builds.

As a general reference, custom luxury homes in this part of Sedona typically fall in the $3M to $10M and beyond total investment range, depending on lot, scope, and finish level. Estates with extensive natural stone, cantilevered elements to capture canyon views, or significant grading on hillside lots move past that range. Our custom home cost per square foot guide for Arizona covers the full range of variables and what actually drives the number up versus what does not matter as much as buyers assume.

We build a fixed-price contract after design development is complete and the ARC has signed off on the design direction. Not an estimate, not an allowance-heavy proposal that shifts as you make selections. A locked number that reflects the specifications you approved.

For a broader look at renovation and construction costs across the region, our Arizona cost guides library covers kitchen remodels, home additions, outdoor living, and more.

Current activity

We are building in the Sedona area right now

We currently have two homes under construction in the Sedona area. That means our subcontractor relationships are active, our familiarity with current permit timelines is current, and our site supervisors know the roads. A custom home in Sedona is a 24-to-36-month commitment. It starts with a candid conversation about what you are trying to accomplish and whether we are the right fit for it.

If you are early in the process and want to visit an active Fenn Rogers project in the area before committing to a conversation, that is sometimes possible to arrange. You can also look through our completed work portfolio or read about our background and approach before reaching out.

We take a limited number of new projects each year. If you are considering a 2026 or 2027 start, early contact is worthwhile to understand our availability.

How it works

From first call to occupancy in Seven Canyons

The full framework is detailed on our custom home building process page. Here is how the Seven Canyons-specific steps fit in.

1

Site and jurisdiction review

We confirm which review authorities govern your parcel, walk the site with you, and assess constraints that affect design and budget. If you have not yet purchased the lot, we can participate in that evaluation before you close. Understanding the buildable footprint, drainage issues, and view corridors before purchase saves money and avoids surprises.

2

Design development with ARC in mind

Working with your architect or ours, we develop a design package that meets your goals and the Seven Canyons ARC standards. We prepare the ARC submission and manage the review process, responding to any comments and coordinating City of Sedona plan review in parallel. This phase typically takes four to eight months depending on design complexity and review cycles.

3

Fixed-price proposal and contract

Once design is complete and approvals are in hand, we present a comprehensive fixed-price proposal with every material, finish, and specification documented. You review and approve. We do not start construction until you have a number you can plan around. Learn more about our overall approach on the About page.

4

Construction and communication

Your dedicated project manager coordinates all trades and handles daily site management. Jeff Rogers and Brady Fenn remain accessible throughout. We hold regular update calls and document progress so you are never wondering what is happening on your lot.

5

Punch list and occupancy

We do a thorough walkthrough with you before closing out the project. Every item gets addressed before we consider the job complete. Then you move in and enjoy what you built.

What to expect

Practical commitments for a project this size

Fixed pricing after design

We lock the number after design development and ARC approval, when every material and specification is known. We do not use large allowances as placeholders. If you want a different finish, we tell you what it costs before it goes into the contract.

Direct access to the principals

Jeff Rogers and Brady Fenn are reachable throughout your project. A build in Seven Canyons is too significant an investment to be managed by someone who was not part of the original conversation.

Limited project volume

We do not take on more work than we can staff properly. That means your project manager has genuine bandwidth for your build, not a dozen sites competing for the same attention.

Considering your options

Seven Canyons, Sedona proper, and the Village of Oak Creek

Seven Canyons is the right fit for buyers who want a golf-and-resort community lifestyle, community-managed standards, and the specific character of the west Sedona landscape near Boynton Canyon. It is not the only option in the area worth considering.

City of Sedona proper

Sedona's other neighborhoods (Back O' Beyond, the Chapel Area, Soldiers Pass, Mystic Hills) offer larger or more private lots without the golf community structure. Design review still applies through the Sedona DRB, but there is no community ARC layer on top. More flexibility on some design decisions, less built-in community infrastructure. See our Sedona luxury home building page for a full breakdown.

Village of Oak Creek

About 8 miles south of Uptown Sedona, the Village of Oak Creek falls under Yavapai County jurisdiction rather than City of Sedona. No city-level DRB, which can mean a faster permit timeline in some cases. Red rock character similar to Sedona proper, different regulatory process. Many communities there have their own HOA design standards. Worth comparing if you are drawn to the Sedona area but want to evaluate all your options before committing to a parcel.

Desert contemporary architecture

Seven Canyons' design vocabulary leans heavily toward organic desert contemporary: natural stone, weathered metals, warm neutrals, and indoor-outdoor living. If you want to go deeper on what this architectural style means for construction decisions and material choices, our desert contemporary architecture guide covers the subject in detail.

Questions about building a custom home in Seven Canyons

What is the Seven Canyons Architectural Review Committee and what does it review?

The Seven Canyons ARC reviews new construction and exterior modifications to existing homes within the community. It evaluates materials, colors, rooflines, massing, garage placement, view-corridor preservation, and how the proposed structure relates to adjacent homesites and the golf course. The committee is made up of member-owners with a stake in the long-term quality of the community. Plans that do not reflect the community's design guidelines will be sent back. We prepare submissions that account for these standards upfront, which reduces revision cycles.

Does Seven Canyons require both ARC approval and City of Sedona Design Review Board approval?

It depends on your specific parcel and the scope of work. Seven Canyons falls within the City of Sedona, so work that is visible from public areas or adjacent properties may need to go through the Sedona DRB in addition to the community ARC. Some parcels and some project types may only require ARC review. We confirm which authorities apply before any plans are developed, because the answer affects how you sequence the design process and how long approvals will take. You can find more about the city's review process at City of Sedona Building Safety.

How long does the approval process take for a custom home in Seven Canyons?

Between ARC review and city permitting, plan on four to eight months for approvals on a typical custom home. That estimate assumes a well-prepared first submission that reflects the community's standards. If the ARC or DRB requests revisions, each cycle adds four to six weeks. We work to minimize revision loops by understanding what both bodies are looking for before the first submission goes in. Construction after permits are in hand typically runs 18 to 24 months for a home in the 4,000 to 8,000 square foot range.

What does it cost to build a custom home in Seven Canyons?

Custom homes in Seven Canyons typically run in the $3M to $10M and beyond total investment range, depending on lot, scope, and finish level. Estates with extensive natural stone veneer, cantilevered elements to capture canyon views, or significant site work on hillside lots push past that range. The community's quality standards and the limited pool of skilled subcontractors who work in this part of Arizona both factor into the cost. Our Arizona custom home cost guide covers what drives costs up and what does not matter as much as buyers assume.

What architectural style is required in Seven Canyons?

The community's design guidelines favor organic desert contemporary: natural stone, weathered or rusted metals, warm-toned stucco, low-pitched rooflines, and building forms that relate to the terrain rather than imposing on it. High-reflectivity materials, bright whites, and colors that contrast with the red rock surroundings are typically not approved. One-story or carefully planned step-down massing is preferred on view lots to preserve sight lines for neighboring homesites. See our desert contemporary architecture guide for a deeper look at what these design decisions mean in practice.

Can Fenn Rogers help evaluate a Seven Canyons lot before we purchase it?

Yes. This is one of the more useful conversations we have with prospective clients. Lot type matters significantly in Seven Canyons: golf course frontage, canyon-view lots, and casita homesites each have different setbacks, sight-line requirements, and buildable footprints. The elevation of the lot affects what you can build and what the ARC will approve. We have declined to recommend sites that looked good on paper after walking them and identifying issues. A pre-purchase review costs you nothing but an afternoon and can prevent a six-figure mistake.

How is building in Seven Canyons different from building on a raw Sedona lot?

A raw Sedona lot involves one primary review track: the City of Sedona DRB (or Yavapai County if the parcel is outside city limits). Seven Canyons adds the community ARC on top of that, plus contractor pre-qualification requirements. The design standards are more detailed and enforced more actively than what you encounter on a standalone parcel. The trade-off is that those standards are what protect the community's long-term value and keep the character consistent. See our Sedona luxury home building page for a comparison of neighborhoods and jurisdictions across the area.

What permits are required and which authority issues them?

Seven Canyons is within the City of Sedona, so construction permits are issued by City of Sedona Building Safety. Contractors working in Arizona are required to hold a current license through the Arizona Registrar of Contractors. Fenn Rogers carries full licensing and bonding, verifiable directly through the ROC lookup. For properties outside Sedona city limits in the broader area, Yavapai County Development Services handles permitting instead.
